1. All land owners are subject to the DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS OF GLACIER HILLS, in order to insure the most appropriate development and improvement of each Lot, to preserve and protect the natural beauty and rural timbered setting of the Property, to guard against the construction of buildings from inappropriate or unsuitable materials and preserving the native woodland character of the property and its wildlife habitat and migration corridors.
2. The Glacier Hills Homeowners’ Association has as members the owner of each property in the development. The primary purposes of the Association are to: (1) administer and enforce the Covenants; (2) to own, control, maintain, operate and improve the entrances, roads and trails which serve the Property and (3) to manage, maintain, and improve the common areas and any other property, real or personal which may be owned or acquired by the Association. Members participate in the Association in the manner prescribed by the Articles and By-laws of the Association, and resolutions of the Association’s Board of Directors.
3. In order to finance the costs of maintaining, repairing, operating and improving the roadway, entrance areas, parks and other common areas, including weed control on all common areas and easements, and other costs incurred in owning and operating the same and to enforce and administer the Covenants, each land owner is bound to pay Annual Dues, Special Assessments and Non-Compliance fines established pursuant to the provisions of the Covenants. At present, Annual Dues are $200 for owners of undeveloped lots, $300 for owners of developed lots. Annual dues are payable in the month of January of each year.
4. The Association holds an Annual Meeting of all members on the first Monday of March of each year. Minutes of past meetings can be found here.
5. The Architectural and Environmental Review Committee (AERC), consisting of three Association members elected at each Annual Meeting, oversees and approves all site alterations and proposed changes from the original design and construction, as detailed in Articles III & IV of the Covenants. 6. The AERC adopts and publishes guidelines setting forth the procedures and criteria for review of structures and other site improvements or modifications. Several guidelines have been issued and can be found here.
7. The Board of Directors consists of three members elected at each Annual Meeting. The Board manages the business affairs of the Association as detailed in the By-Laws, the Articles of Incorporation, and the Covenants.
8. All roadways are privately owned and maintained by the Homeowners Association.
9. There are two entrances – the main entrance is located off of 5th Street North and a seasonal entrance is off of Highway 2. Both are gated. A call box to residents is located at the main entrance for use by visitors.
10. A permanent Roads Committee has been established and given purview over all things related to maintenance and operation of all common roadways and entrance gates. Members of this committee are listed here and access rules and guidelines can be found here.

12. Only one single family residence per lot. No outbuilding may be used as a residence at any time. No one may live on a property until the primary residence is built. See this Board of Directors meeting minutes.
